A 231-bed hall of residence on a 0.6ha Logan Park, Dunedin site, the facility includes student dormitories, apartments, studios and open plan common areas.
The building will have passive solar design and a high-performance façade to balance daylight and heat levels; an integrated fit-out design to reduce waste; and a highly efficient ventilation system bringing in outdoor air at a rate 50% above Building Code, providing a healthier indoor environment for users.
The building will use only Cross Laminated Timber (CLT) for construction, making it the tallest, and largest structure by volume, of its kind in NZ. A reclaimed lake site requires underground stabilisation. Embedding Logic’s “no surprises” philosophy in project group culture.
Providing CLT construction training for the wider community, other project features will include: building tuning for 12 months following completion; diverting 90% of site waste from landfill; low-VOC materials focus; early contractor involvement for maximal efficiencies.
Logic maintains open communication for all stakeholders, including PCG meetings and regular reporting. Sustainable building features: LED lighting and presence detectors; water metering and alarmed leak detection; dedicated fuel-efficient and carpool car parking, and cyclist facilities.
